Building Renovation and Demolition
Historic Grain Belt Brewery
Project Background
Liesch was retained by the Minneapolis Community Development Agency (MCDA) and Ryan Companies US, Inc. (Ryan) for the refurbishing and redevelopment of the historic Grain Belt Brewery Complex in Minneapolis, Minnesota. Segments of the former Grain Belt Brewery Complex contained environmental issues prior to its redevelopment for use as an office building.
The renovation included: the Brew House; the Boiler House; the Gasthaus and Maintenance Building; the Auxiliary Engine Building; and the Gas Control House.
Scope of Work
Liesch conducted a comprehensive survey to identify asbestos, mold, and other indoor air issues prior to renovation of the facility. Liesch
prepared specifications for mold, asbestos and hazardous materials abatement as well as specifications for the abandonment of wells, tanks
and former fuel supply lines. During restoration of these structures, Liesch was on-site to conduct air clearance testing, collect additional
samples, and document abatement/remediation work for the MCDA and Ryan. Liesch conducted asbestos, lead and mold abatement, and
air monitoring during the entire demolition/renovation process by Ryan.
Further, Liesch completed the Phase I and Phase II Environmental Site Assessment on the Historic Grain Belt Brewery Complex and assisted
the owner with regulatory documentation (including the development of an approved Response Action Plan) for the renovated areas in the
Historic Grain Belt Brewery Complex site. A Contingency Action Plan was prepared to guide possible response actions for unexpected
issues that could arise during construction and renovation. All Response Action Plan activities were successfully completed and
documented by Liesch in a Response Action Plan Implementation Report for the site.
